Andrew G. Boyle
Peter Edelmann, Partner
Peter has nearly 25 years of extensive experience in leasing, financing, and developing retail centers. Peter began his career as a developer when he acquired the Old Vail Ranch in Southern California (the homestead of the original Spanish Land Grant which became Temecula) and created over 550 residential homes and 80 acres of commercial development. Since this major project, Peter has gone on to develop and re-develop commercial projects around the country. These include the 190,000-square-foot Essex Outlets Center in Vermont, which houses the state’s first stadium theatre and The Essex Resort and Spa; Las Americas, a 650,000-square-foot Class A Outlet Center in San Diego, CA; and the acquisition and sale of the Secaucus Designer Center –the first luxury collection in the United States. In addition to his responsibilities at EB, Peter is a partner in The Outlets at Corpus Christi Bay, Texas.
Andrew G. Boyle, Partner
Andrew’s expertise in the outlet industry includes outlet leasing and strategy, new site analysis, and design oversight. Early in his career, Andrew directed the marketing, advertising and public relations efforts for a national retail chain with over 140 locations. For over seven years, Andrew served as Chief Operating Officer for The Boyle Group, founded in 1988 by patriarch Gregory Boyle. Focusing primarily upon New Project Development, Andrew actively sought attractive entrepreneurial opportunities for the firm including third-party leasing, management and consulting possibilities, independent partnership prospects and start-up retail, specialty or outlet developments. When the Boyle Group joined forces with Edelmann seven years ago, Andrew brought with him the philosophy and expertise of the Boyle Group’s many years in the outlet industry to new markets and challenges. Andrew has extensive and long-standing relationships in the outlet industry, many spanning two generations, and he is known to employ inventive strategies in achieving the developer/owner’s goals while maintaining a win-win mentality with the tenant.
Paulette has specialized in retail leasing since 1988, starting her retail leasing career in strip centers and moving over to mall leasing. As Vice President of Retail for NJ-based MDC Retail Properties Group, she was in charge of leasing the company’s regional malls: Columbia Mall, Bloomsburg, PA (400,000 sf); Eastfield Mall, Springfield, MA (800,000 sf); and Eastern Hills Mall, Buffalo, NY (1 million sf). After relocating from NJ to Columbia, SC in 2008, Paulette acted as leasing manager for Northgate Retail Complex (mall, strip, shops), Durham, NC, (900,000 sf). Paulette prides herself on the strong relationships she has developed over her retail leasing career.
Steve joined EB Development in November 2012 as a senior managing director based in Southern California retail. His focus includes growing retail brands across Southern California, as well as helping large national retailers and restaurants with expansions coast to coast through the implementation of strategic plans based on their business goals. Notably, Steve serves as a broker to EB Development for its national portfolio of outlet centers, Steve represents H&M to the Outlet Industry also Steve's license is currently held in the State of CA.
Morgan has worked in the outlet industry since 2006 beginning his career with the Boyle Group. Morgan worked on several rehab and ground up projects including Gettysburg Village until their completion. He joined EB Development in 2013 as a Leasing Executive.
Cheryl F. Fortier
Cheryl has over 40 years of experience in both consumer banking and accounting .She has held officer and lending positions in Boston Banking Institutions. She also has held Comptroller and office Manager positions in the private aviation sector as well as in commercial real estate operations.
Her skills include property management, accounting and interfacing with tenant relations. She serves as EB’s comptroller. Cheryl is based in the Essex, VT headquarters of EB Development LLC.
Deb has over 30 years of experience in accounting, bookkeeping and customer service. She handles accounting and management support for EB. Deb is based in the Essex, VT headquarters of EB Development, LLC.
